Securing your home

The only thing that takes a home off the market and locks in your build slot is a paid reservation. Browsing, asking questions, requesting spec sheets, and scheduling a factory tour do not reserve a unit — regardless of your purchase timeline.

Step 1 — Submit your reservation request

On any product page, click “Reserve This Home — $1,089 by Invoice.” You’ll be taken to a short form that captures your name, contact info, billing address, and delivery ZIP. That’s it — no payment is taken at this step.

Step 2 — We email your formal invoice (within 1 business day)

Our team prepares a formal $1,089 reservation invoice and emails it to you, typically within a few hours. The invoice supports the following conventional payment methods:

  • Credit or debit card — Visa, Mastercard, American Express, Discover
  • Bank transfer (ACH) — sent securely from your bank
  • Check — mailed to our Smithville, TX office

Pick whichever payment method you prefer. The invoice includes a secure online payment link for card and ACH options.

Step 3 — Your home is reserved once payment clears

Same-day for credit card, 1–2 business days for ACH. Once payment clears, we mark your home reserved and remove it from public availability. Your dedicated team member then contacts you to schedule the factory tour or design call, walk through finish selections, and confirm delivery timing.

$1,089 credits toward your purchase

The $1,089 reservation deposit applies in full toward your total purchase price — it is not an extra fee. Your remaining balance is paid at delivery (via cash, certified check, or financing — see below).

Fully refundable until you sign

Your reservation deposit is fully refundable any time before you sign your final purchase agreement. If you change your mind, we refund the deposit in full to the original payment method, with no penalty or restocking fee. Refunds process inside 5 business days. Signing the final purchase agreement

About 2–3 weeks before your home leaves the factory, we walk you through the final purchase agreement line by line. This is the point at which the reservation deposit converts to a non-refundable down payment. From here, the remaining balance of your home price is due at delivery (paid in cash, by certified check, or arranged through a third-party lender).

Financing options (third-party)

If you need financing, we can connect you with independent lending partners who specialize in manufactured and park-model financing — typically RV loans, chattel loans, or personal loans. We are not a lender ourselves. Pre-qualification with our lending partners takes about 5 minutes and uses a soft credit pull only (no impact to your credit score). Delivery and setup

Delivery is included in the published home price for buyers within our standard delivery range from our Smithville, Texas factory. Beyond that range, delivery is quoted on your invoice. Your home arrives on a transport trailer and is set on your prepared pad by our delivery crew.

Site prep is the buyer’s responsibility

Your lot needs to be ready to receive the home: level pad, utility stubs accessible, and clear access for the transport trailer. Optional foundation work (if you want one) is a separate buyer-arranged activity, performed after delivery by a contractor you hire. We can recommend local contractors in your area on request.
